The law firm of Dixon, Laukitis & Downing, P.C. has been offering title insurance and closing services for over 30 years in the Tri-County area. The firm is an Agent of Attorney's Title Guaranty Fund, an Illinois-based underwriter, and Lawyer's Title Insurance Corporation, a national underwriter.

Attorneys do not = Expensive

We offer re-issue rates just like Chicago Title and Illini Title. We give the same re-issue rates whether the prior title work was issued by us or by a competitor. Our document preparation fees and closing costs are competitive. If you ever need a quote, just call us.

One-Stop-Shopping:

Dixon, Laukitis & Downing can handle all aspects of residential and commercial real estate transactions. Not only can we prepare title work and handle closings, we can also prepare all necessary documentation, such as deeds, powers of attorney, transfer declarations, etc. We can inform buyers of the different ways to hold title--tenants in common, joint tenancy, tenancy by entirety, etc. We can handle Agreement for Warrenty Deed transactions by preparing all the necessary documentation and holding the documentation in escrow. We are also equipped to handle residential and commercial new construction.

A Commitment to Service

We offer service in multiple counties--Peoria, Tazewell, Woodford, Marshall, Knox and Fulton. We can also help coordinate transactions in other counties. We maintain closing offices in downtown Peoria and downtown Chillicothe. We pay out at closing. Our turn-around time is when you need it, otherwise 3-4 days. Since we can prepare documents, we send the documents with the title work along with copies, if needed.
